These fees are not included in the listed price. HOUSE RULES We have a few rules which I’d like to let you know about. I know rules are boring, but we’d really appreciate if you could have a quick read. DISHES: We have basic cooking utensils and equipment that you are free to use. Microwave, coffeepot and various appliances provided. We would greatly appreciate if you could clean up prior to checking out but we understand if you don’t feel like doing dishes during your stay so we are happy to take care of any that are left. LIGHTS AND HEATING/COOLING: We would really appreciate it if you could turn off all lights and heating/air conditioner when you leave the cottage each day, and on check out. LAUNDRY/LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Un-salvageable linens/bath towels will be charged to the guest. No need to strip the beds when you leave but please leave them unmade so our cleaning lady knows what beds were used. Also please start a load of towels on your departure. There is a stackable washer/dryer unit on site. Laundry pods are provided. PARKING: We have recently upgraded our driveways. We ask that you park in the two spots closest to your unit and please do not park in the grass. There is a night time security lighting system for your convenience CHECK-IN: Check-in time is 3pm or after. If early check-in is required, please confirm with host prior to booking using the Airbnb app messenger. If early check-in is possible, Guest agrees to pay a $25 early check-in fee for each extended hour of stay. CHECK-OUT: Check out time is 10am. In order for the cleaner to have time to properly prepare for the next guest, we ask that guests have checked out by this time. Check-out is defined as all guests and personal property being completely off of the property. Guest agrees to pay a $75 fine if not checked out by the specified check out time. If late check-out is required, please confirm with host prior to booking using the Airbnb app messenger. If late check-out is approved by host, the Guest agrees to pay a $25 late check-out fee for each extended hour of stay. MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises, unless approved in writing by host/manager. Booking for another guest is not allowed. ABSOLUTELY NO SMOKING: Guest agrees to pay a $500.00/ per day Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host/manager or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home, and lost revenue during cleaning. NO EVENTS/PARTIES/ VENDORS: No Events or Parties. Any vendors entering the Property are prohibited. REPORTING DAMAGE: Guest agrees to keep the Property in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host/Manager within one (1) hour of Occupancy. DAMAGE: Guest agrees to pay any damage made by guests,pets or their visitors to the Property and Property furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests, pets or visitors. ENTERING PREMISES: Host, or Host's Agent may enter the Property at any time, with no prior notice, in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours’ notice, for normal maintenance. ITEMS LEFT BEHIND: Host shall not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, message Host/ Manager as soon as possible and we will arrange for shipment. We will inform you of the shipping cost. ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay. LIABILITY: Host shall not be liable to Guest, its guests, pets or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests,pets or invitees. LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules. ADDITIONAL CLEANING FEES: At sole discretion of host, an additional cleaning fee of $90 can be charged if additional cleanup is required that goes above the standard cleaning. Host may evict guests at any time during their stay for violation of house rules. No refunds will be issued if this occurs. PET FEE 1. HOUSEBROKEN – All pets must be completely housebroken. If your pet does have an accident in the home, it is the responsibility of the owner to clean up. Feel free to bring crate if you need to. 2. CLEANLINESS – If your pet outside during the rainy season or gets wet, please wipe muddy, wet or dirty paws before entering the house. Cover and protect furniture - feel free to roll up any rugs that might be soiled by wetness or odor. 3. PET WASTE – Pet owners are responsible for cleaning up and disposing of any and all pet waste. 4. VACCINATIONS & ID TAGS – All pets are required to be up to date on rabies vaccinations, all other vaccinations. Please have current ID and rabies tag so if your dog is lost it can be easily identified. 5. FLEAS AND TICKS – All pets are to be treated with flea and tick repellant prior to arrival. Please make sure that your pet arrives flea and tick free and remains so. If fleas are detected after your stay, the pet owner hereby agrees to pay the full expense of flea removal as quoted by a professional pest removal company. 6. FURNITURE – Please be responsible with your pets on the furniture. We love to cuddle with our pets, but if your dog needs a bath or is otherwise in a condition not suitable for being on the furniture please keep them off. If your pet is accustomed to being on the furniture, we have provided blankets to cover the area of the furniture they will be lying on, in order to guard against pet hair accumulation. You will be billed for excessive hair removal from furniture or stains on the furniture or bedding. 7. DAMAGES – Any damage to the exterior or interior of the premises, caused by the pet will be the full financial responsibility of the pet owner. The pet owner agrees to pay all costs involved in the restoration or replacement to its original condition. 8. CONTROL OF PET - Be sure to have positive control of your pets at all times when on property or interacting with other guests and their pets. Pets can be off leash in their designated yards(for cottages with fenced yards) otherwise keep pets on leash
